What length of time is covered by the tax bill?
Throughout the State of New Hampshire, the tax year runs from April 1 through the following March 31. Assessment of your property is made according to the value on April 1 of each tax year and will appear on your tax bill.
How often and when will I be billed for property taxes?
In 2004 Pembroke implemented semi-annual tax collection. The first bill is usually mailed in late May and is due July 1. The tax rate is set in October and the second bill is mailed before the end of the month. This is generally due December 1. The actual due dates are printed on the bills.
What if I did not receive a tax bill?
According to state law, bills are sent to the address of the last known owner. The Tax Assessors office updates its records according to transfers received from the Merrimack County Registry of Deeds on a monthly basis. If you recently purchased property your attorney or closing company should have checked the status of taxes due. However, it is your responsibility as the owner to make sure they are paid and to advise us of your mailing address in writing. If you have questions about this, refer to your closing statement and/or give us a call. Interest at 12% per annum is charged on tax bills not paid by the due date.
Does my mortgage company get notification of the tax amount due?
Pembroke mails tax bills to the owner of record. Your mortgage company may use a tax service to determine the amount of your bill. That is between the mortgage company and the property owner. I advise the owner to mail a copy of the tax bill to their mortgage company unless they are notified not to by the mortgage company. Please feel free to contact the tax office to verify payments made by your mortgage company.
May I make partial payments on property taxes?
We accept any partial payments. The best thing to do is pay as much of the bill as possible before the due date. After that you are charged 12% interest on the unpaid balance. If there is a balance due in March the Town will place a tax lien on the property and at that point the interest will be at a rate of 18%. You will receive a registered letter in February informing you of the impending tax lien.
How do I apply for a veterans exemption?
The assessing department will need a copy of your DD214 form. That is your discharge paper which shows the dates of service. They will give you an application and notify you if you qualify.
How do I qualify for an elderly exemption?
You must be at least 65 years old as of April 1.
Your income limit is $18,400 if single or $26,400 if married.
Your assets cannot exceed $35,000 (excluding the value of any residential real estate.)
